Welcome to the Happy Rental Program. We strive to make your rental experience an exceptional one, and appreciate you for choosing Happy Hound for your rental needs.

Here are some answers to a few of our Frequently Asked Questions to get you started on your search…

  • You will need to fill out and sign an application and provide ID to view any of our available properties. There is NO application fee.
  • After you decide…We do check references and may run a credit check. Please provide as much information on your application as possible to assist with the process. Applications are reviewed and approved by the owner of the property. NO application is processed without the security deposit being paid.
  • All Happy Hound Rentals are NON-SMOKING!! Smoking onsite could result in forfeit of the entire security deposit and additional action, if warranted.
  • Generally speaking, we are a Pet Friendly company and encourage our owners to offer housing choices to responsible pet owners and their Fur Family. Please respect the pet policy so we can continue to provide housing for all. Pets must be approved, prior to being at the property, up to date on vaccinations and flea/tick treatments. Unapproved pets are grounds for termination of your lease. A pet deposit will be required. Deposits start at $100/per pet. Additionally…Renters Insurance that includes pet coverage is required for all tenants with pets with the understanding that Happy Hound Rentals and the home owner are to be held harmless from any actions caused by a tenant’s pet.
  • First month’s rent, security deposit, pet deposits are due prior to move-in. We do not “hold” properties without a deposit.

Carpets are professionally cleaned prior to move-in and housekeeping completed, a carpet cleaning fee and housekeeping will be held from your security deposit at move-out.

Rents are due on the 1st of every month.

Utilities are PAID by the tenant and must be transferred to the tenant prior to move-in. Propane gauges must read at or above the move-in reading on move out. Propane is not pro-rated. Check with our Property Manager for a list of utilities at your property. Dish or Direct TV may be installed, however, the dish cannot be attached to the home.

Lawn care is the responsibility of the tenant, including mowing, landscaping, maintenance and leaf removal. We will be happy to assist you with finding a reputable lawn care professional. Typically, condos include lawn care.

Your lease is a legally binding agreement. Please review the terms and conditions carefully. You are responsible for all rent payments, utilities and lawn maintenance until the end date of your lease. (No sub-leasing is allowed)

Move out or extension of your lease requires a thirty (30) day written notice (email notification is acceptable). Please note we cannot guarantee extensions.

Renters insurance for your personal belongings is highly recommended.

Please keep your contact information current including telephone and email address. A forwarding address is required on move-out to process your deposit refund.

All tenants are subject to the Covenants and Restrictions regulating the area of you rental unit.

The Fairfield Glade Community Club has revised their “Guest Card” policy beginning in 2017. Photo ID’s will be required to use the Resort Amenities, at a cost of $25/adult & $10/dependent for the duration of the lease. You do have additional “Preferred Member” options. Please inquire at the Fairfield Glade Community Club for more information.

We are a FULL SERVICE Real Estate Company- Should you decide on owning a home, land or investment property, please talk with US! We will even save you 10% on your last months rent & cover your carpet cleaning fee, if you buy with one of our experienced agents.
