RENTAL REQUIREMENTS
Before applying for a rental property, Happy Hound Rentals encourages you to review the requirements we have in place to protect you and your family, ourselves, and the property.
Proof of income: Happy Hound Rentals requires any possible tenant to provide proof of income, such as pay stubs, employment letters, or bank statements, to ensure that tenants have a stable source of income and can afford the rent. We require tenants to provide proof of income equal to a total gross revenue of 3 times the monthly rent.
Credit check: Happy Hound Rentals conducts a credit check to assess a tenant’s creditworthiness and evaluate their financial responsibility. A good credit history is required indicating a tenant’s ability to manage debts and pay rent on time. A credit score of 650 or greater is required for all tenants.
Rental references: Providing previous rental references allows us to verify a tenant’s rental history, reliability, and adherence to lease agreements.
Security deposit: Landlords typically require a security deposit, which protects against any potential damage to the property during the tenancy. Each property will vary on security deposit fees.
Background check: Happy Hound Rentals conducts a background check to ensure prospective tenants have no criminal history or previous evictions.
Pet policy: If tenants have pets, Happy Hound Rentals may have specific requirements regarding pet ownership, such as pet deposits, breed restrictions, or limitations on the number or size of pets allowed.
Rental insurance: Happy Hound Rentals requires all tenants to obtain renter’s insurance to protect their personal belongings and provide liability coverage in case of accidents or damages.
